120,000-Square-Foot Office Building – Maryland

Project Overview

In 2023, a 120,000-square-foot office building in Maryland underwent a series of energy efficiency upgrades. Initially, the project did not meet the thresholds required to qualify for the 179D tax deduction or several utility and state incentives.

After reviewing the design, I identified a few low-hanging-fruit improvements that boosted efficiency and brought the project into compliance—without significant added cost. With these adjustments, the building met the performance requirements for all major incentives.

Integrated Approach: By combining feasibility screening, compliance modeling, and incentive qualification into one coordinated study, I eliminated redundant analyses and reduced consultant overlap. This streamlined approach not only improved accuracy and design coordination but also lowered total project fees while expanding eligible incentives.

Energy Efficiency Measures Implemented

  • Upgraded HVAC systems to high-efficiency models
  • Installed LED lighting throughout the building
  • Optimized the building envelope with improved insulation and energy-efficient windows
  • Implemented advanced energy management functions within the existing BMS control system

Special Notes: The envelope optimization required no additional material cost, as it was achieved through refinements to existing specifications. The enhanced energy management functionality was already available within the updated BMS, incurring little to no added cost.
